3D Renderings: More Than Just a Pretty Face.

I have a confession: my favorite part about the whole design process is when I get to see all the individual pieces come together. There’s just something about getting to see how all the different colors, patterns, and textures that I carefully selected all blend and play off each other in a room.

Now here’s another confession: my least favorite part of the design process is the WAIT between when I complete the design and the final install. This is true for both my e-designs (waiting on those client pics) and projects or remodels that I oversee in person. I blame it on our society’s conditioning us for instant gratification.

 As a potential client or even a DIYer, I’m sure you can agree, wouldn’t it be great if you could fast forward and see what your completed space would look like? If you could get a sneak peek to see exactly how that tile backsplash is going to look with your new countertop and cabinets in your renovated kitchen or how great the new lighting and furniture will look in your family room?

I think this is why I love 3D Renderings so much! They allow me to see how all the individual design decisions I made will look without having to wait for install. They are also a great way to reassure (and wow) a skeptical client into trusting the process.

You know what else 3D Renderings are great for? Virtual staging for real estate properties. It’s well documented that staging generally increases how much a property sells for and how quickly it sells. What is not as well known is the cost associated with staging. Like interior design, staging companies will charge a staging fee plus the cost to rent the furniture used. Furniture for staging is usually rented on a month-to-month basis and most companies have a minimum rental term that you have pay for regardless of how quickly the property sells. Depending on how many rooms need to be staged (master bedroom, entry and living areas are recommended) you can easily pay several thousand dollars/month for quality staging. Yikes!

To be clear; I’m not suggesting that anyone should misrepresent the condition of a property, with pretty pictures to mislead potential buyers. If you were already planning on making some minor repairs or updates, touch up the paint etc., go ahead and do that. Here is where you would normally call the staging company; instead, you can provide someone like me with pictures and detailed measurements of the property; you can have the entire property rendered or just the rooms/images you want staged for the listing, and information on the existing surfaces (carpet, paint, tile etc.). Give me an idea of the desired style and then I get to work producing photo-realistic renderings that are accurate and to scale. If the entire property is rendered a walk-through video can even be created, the sky is the limit.

Oh, and for all my real estate investors; your rehabs and flips can be virtually staged too. If traditional staging isn’t in your budget this may be a viable alternative to help secure the sale at the best price.
